What
do commercials, hotel rooms, apartments and doughnuts have in common?
If you don't sell 'em today, they're worthless. Unlike a car dealer who,
if they don't sell a particular car today, can try to sell it again
tomorrow...your unsold avails vanish with every tick of the clock. The
same thing is true for hotel rooms and apartments.
Every DAY an apartment complex has a vacant unit is a day that they have
lost revenue. They can never recapture those lost days, weeks or months
of vacancies. As a result, apartment units are typically aggressive
advertisers....but in all the wrong places. Pick up a newspaper or
rental guide and try to calculate how much a typical property spends
advertising each month and you'll likely be stunned.
Electronic
media, the INTRUSIVE MEDIA, have always been much more effective forms
of advertising than a crowded rental guide or b&w newspaper ad. With
radio and television, you can paint a picture of the property...PASSIVE
print advertising just lies there like a dead fish....hoping that
someone might stumble across the ad...AND then pick it out from the
dozens of other similarly bland ads surrounding it.
Renters
come and renters go, which is a good reason for any major apartment
complex to be on-the-air every month of the year. However, most people
hate moving in the winter, so a great proportion of leases begin and end
in the spring.
NOW is the time for apartment complexes to be advertising. NOW is the
time for properties to be pre-selling the forth-coming spring and summer
vacancies.
And when it comes to selling apartments, renters are looking at three
things: location, location, location. Who wants to live out in the
middle of nowhere, when they could be living "out in the middle of
everything"...the theme of this month's campaign.
